Best Guide to the Eviction Process in Colorado – Property Management Advice


I get a lot of questions about how much the eviction process in Colorado costs, and how to go about it. Property managers who are handling evictions must make sure the process is done through an attorney. We cannot legally represent other people in the state of Colorado. So, notify your landlords that they will need to hire an attorney. Most eviction attorneys will charge between $300 and $500 to complete the process assuming it’s uncontested.

Hire an Attorney

If you’re self-managing, it’s still a good idea to hire an experienced attorney. While you are legally permitted to do it on your own, you probably shouldn’t. Getting help from a good lawyer is fairly inexpensive, and they can handle the eviction from start to finish and do it right. A colleague I was talking to in eviction court recently mentioned that 40 percent of property owners who handle their own evictions have the case kicked out because they make a minor mistake and they weren’t prepared. It’s hard to know what you’re doing when you don’t have this experience. In El Paso County and Pueblo County, it takes between 30 and 60 days to properly evict a tenant, from the time your tenant stops paying to the time that you remove that tenant from your house.

Evict When Vacated

Always use the legal eviction process if a tenant moves out and personal property is left in your rental home. Some landlords think that if a tenant abandons a property, you don’t have to evict. We recommend that you always do it anyway. You have to cover your legal bases and you don’t want to accept responsibility for the personal property that’s left behind. Don’t simply go in and change the locks; do the eviction.
